We continue our series of summarized articles regarding real estate in Türkiye. Today we talk about the documents required for title deed transfer. This article is very important since any missing document will cause the transfer to be postponed until the document is available. We made a list of document and the list consists of 2 parts, 1st part of the list (a,b,c,d,e) is mandatory for everyone, and 2nd part (f,g,h,i,j) mandatory for foreigners.
Without further delay here is the list of the documents:
a) Title deed or photocopy of it.
b) Identity document or passport (passport translated and approved by notary for foreigners).
c) “Real Estate Fair Value Certificate” (Emlak Rayiç Bedeli Belgesi) of the property from the relevant Municipality.
d) Compulsory earthquake insurance policy (DASK) for residential property.
e) 1 photo of the seller and 2 photos of the buyer.
f) Appraisal Valuation Report.
g) Real estate declaration form (beyan formu). It is a form that contains general information (tax number, parents names, etc…) about the foreign citizen buying or selling property in Turkiye.
h) If passport does not contain the nationality of the passport holder, an official document showing nationality will be needed.
i) Foreign Exchange certificate (döviz alım belgesi). It is a certificate given by the bank when the value of the property in a foreign currency is deposited in the bank and exchanged to Turkish Lira.
j) Turkish Tax Identification Number (vergi numarası)
Important Note: An oathsworn translator is also needed if there is a party who does not speak Turkish.
